Framing

As the skeleton of every home, framing constitutes a very important part of the building process. When the framing is done right, everything else can work smoothly along with it. For this reason, we take the structural part of every project seriously. From engineering a back porch addition to building a Fortified Gold home, we want your framing job to be a ‘home’ run every time. Read on below to see what goes into this process at Green Coast Living!

Drafting and Engineering

A custom designed kitchen with hardwood floors and a center island.
Before even the first nail is shot on the job, there is much work to be done –  in the office. Our in-house draftsman uses your ideas and inspiration to prepare prints in accordance with local codes and requirements. We take this time to review the prints with you and revise them with your input. Our goal is to frame with your interests first, whether that means taller ceilings, extra closets, wider doors and stairs, larger windows, really any goals you have for your project.
These plans are then stamped by an engineer. With our engineer’s help, we can tackle even the most challenging framing requests. For example, this may include removing a structural wall and installing an engineered beam for an open floor plan. Or, framing a new back porch or even a new level that integrates perfectly into the house. These projects and others take careful planning and engineering – our specialty!

As a certified Fortified Gold Building Professional, we offer to build homes that can achieve a Fortified Gold designation. What exactly does this involve? The premise of this building system is to ensure a continuous load path from the roof to the foundation. Using specially graded hardware and fasteners, the house’s load is carried all the way from the roof, through the walls, to the foundation. The goal is to eliminate these weak points and create a single, solid structure. Also involved is a strengthened exterior sheathing system. (Including the roof.) This increases the home’s ability to resist high winds and flying debris in the event of a storm, along with properly installed impact-rated doors and windows.
In hurricane-prone areas, many are choosing to build Fortified Gold homes for insurance benefits and added peace of mind.

Building to Last

On the Gulf Coast, there are many forces working against your home’s longevity. At Green Coast Living, we understand this completely. But more than that, we work hard to guarantee the best possible outcome for your home. We never prioritize short-term profit over your safety. For example, we take into account your proximity to water (and especially saltwater) when selecting the appropriate hardware and sheathing. That’s why we personally try to handpick, store, and deliver materials whenever possible, so that you get the quality you deserve. In addition, we choose manufacturers who stand behind their proucts and work with them directly whenever possible to ensure they will honor their promises. As a company we also put a full one year warranty on any work we do. We want your framing project, big or small, to stand the test of time.
