1. Initial Consultation

Whether you have approved floor plans or just some good ideas for your house, please Call, text, or email us to start your journey. We will discuss your project and answer any questions you may have. If during the conversation it seems like you could benefit from our services, we will schedule an initial consultation in which Lance will meet with you!
Scope of Work
To begin we need to consider all the options for the space, inside and out. Feel free to bring up anything you may have thought of. We want to understand who uses the space and what areas you feel need improvement. From there we will discuss the feasibility of your ideas and we will present our initial floor plan concept.
Research
A great design is a collective effort where your concepts are joined with our ideas and experience to create the perfect space. Because of this, please begin preparing your wish list and ideas by looking for pictures that capture your style. Pinterest is a great place to gather some design inspiration. We really want to know what your vision is for the project!
2. Exploration
Zoning
When you’re planning a building project, one of the first things we’ll need to confirm is zoning for the kind of construction you want. Some cities and municipalities, for instance, will limit the amount of square footage permitted on a single lot. Others may restrict the number of detached buildings allowed on the same parcel of land. And still others will specify that only certain types of constructions are allowed within that zone. To research the legalities thoroughly and accurately takes time, so we charge a fee for this service.
Establishing a Budget
Every project has a budget. Our goal is to give you a realistic idea of what your project will cost. Alterations to the existing floor plan, the size of the space, and the level of finishes selected will all factor into the total cost of the remodel. We will advise you of areas that you can attain the best return for your money and at the same time still achieve your desired result. Projects do have minimum budget requirements. Based on the scope of work we will assess if we can do what you want for the amount you are prepared to spend.
3. Planning & Design
Project Development Phase
Project development is a process in which we create a preliminary plan for your project. The process activities include taking detailed measurements of the space(s), scope development, drafting, preliminary plan take-off, gathering sub- contractor bids, material sourcing and proposal development.
Floor Plan Design Phase
The final design development for your project is a joint effort between you and our Design Team. It begins with a discussion of the changes and modifications to the preliminary plan. Design elements, both functional and aesthetic, are fine tuned. With this list of changes and modifications, our professional in-house draftsman creates the first set of plan revisions. These plans are presented to you for review. If further revisions are requested, a 2nd set of amendments are made and presented for review. There are no additional design charges through the 2nd set of revisions.
Agreement
After reviewing the scope of work, Preliminary Plan, and estimated cost of the project we will sign a Design/Construction contract. A deposit will be taken at this time.
4. Permitting
Permitting
Every job we do requires permitting, that’s just the law. We will present the floor plan to the necessary city or county departments and acquire the needed building permits. The exact type and cost of each permit depends on your location and size of the project. It may take extra time, but it is worth it in the long run. We aim to do things the best way.
During the job, city inspectors regularly come survey the work and make sure it’s being done to building code. So floor plans may have to be modified at times. We work hard to make sure everything is done to the highest standard.
5.Construction
Construction
Before a start date can be established you will need to finalize your finishes and material selections so we can check lead times. After confirming lead times, we will coordinate all trades, develop a timeline, and give you a start and estimated completion date. We will plan around any major life events that are upcoming or deadlines you have. We will be realistic and upfront about the time the project will take to complete.
Many of our clients are living in their home during construction. So, our goal is to keep our footprint small. We do this by protecting surfaces and using dust control measures and regular jobsite cleanings.
The areas we work in are often in the heart of the home. They are used in your everyday life, and you may not have access or use of these spaces for an extended amount of time. We will tell you what to prepare for and communicate often. Since our company takes you from the design phase all the way through construction, miscommunication and delays are kept to a minimum.
